John Zupancic
Principal Broker, Owner, Realtor
John moved to Nashville in 2016 as a professional drummer, touring the country before settling down with his wife, Alex. When they bought their first home, John witnessed firsthand how the industry could be dismissive and intimidating—especially to his wife, who was the reason they could afford the house. That experience inspired him to get his real estate license in 2018 and create a space where everyone feels heard, respected, and empowered. In 2021, he founded Muttz Realty to modernize the industry with compassion, transparency, and a commitment to giving back to local rescues and organizations that celebrate diversity.
John works with all types of buyers and sellers across Middle Tennessee, with deep roots in East Nashville, Donelson, Madison, Germantown, The Nations, Goodlettsville, Hermitage, Mt. Juliet, and Crieve Hall. He's closed over 80 homes and believes real estate should be a path to generational wealth for everyone.
Favorite sips: Lipstick Lounge/Chapstick
Favorite snacks: Iberian Pig
Off the clock: You'll find John with his wife Alex (who owns Movement Lounge, by Yoga Muttz), their 5 dogs (Mr. Bud, Moose, Norman, Coach, Josi), 2 cats (Coupon and Bucket), 2 rabbits (Captain and Lady Buns), and whatever foster pups are staying at the Muttz office. He's also cheering on the Colts, Preds, and Nashville SC, rooting for the performers of Circus Muttz, or performing in community theater with The Gift of Song.
Manning Flaum

A rare born-and-bred Nashville native, Manning knows exactly what it's like to put down roots in Music City. After years of watching the city grow and change, he got his real estate license in 2022 to help friends, family, and clients navigate the market with confidence. In 2023, Manning became co-owner of Muttz Realty, bringing his deep Nashville knowledge and commitment to honest, approachable service to the business. He's also a part-owner of Movement Lounge by Yoga Muttz, continuing the mission of building community and giving back.
Manning specializes in investment properties, estate sales, and second homes, with deep expertise in Donelson, Hermitage, and Old Hickory. He's closed 13 homes and loves the process of turning houses into dream homes for his clients.

Pedro Navas
Realtor
Originally from Miami, Pedro has called Nashville home for 15 years. He grew up watching his immigrant father put food on the table by making real estate magic—flipping properties, house hacking, and doing everything he could to make a better life for his family. His dad taught him that the real American dream is just the chance to work hard, and we choose what we do with that opportunity. Helping his dad fix up, paint, clean, and bring properties back to life made Pedro appreciate and fine-tune his eye for potential. He fell in love with everything to do with real estate at a very early age.
Pedro got his real estate license in 2021 and is passionate about helping others—especially in the immigrant community—build generational wealth through real estate. Whether it's investing, buy-and-hold, BRRR, short-term rentals, or just buying a home to stop paying rent and build equity, Pedro truly believes there's no better way to create lasting wealth than real estate.
Pedro works primarily in East Nashville, Hermitage, North Nashville, and Greenbrier, and has closed 4 homes. He's obsessed with the hunt and finding a great deal for his clients.
Favorite sips: Attaboy
Favorite snacks: Henley
Off the clock: Pedro loves coffee, spending time with his young family, and playing fútbol. Pedro is an avid Nashville SC fan and you can often find him cheering on the boys in gold from his season tickets at Geodis Park. He's continuing the real estate journey his dad started and hopes to spark the same passion in his own kids.

Sarah-Anne Schicker
Realtor
Sarah-Anne moved to Nashville from Arizona in 2020 and fell in love with the city. In 2024, she left the classroom after eleven years in education to pursue a career in real estate. While it's been a huge change, she's excited to be on this new path! Sarah-Anne specializes in working with educators, community advocates, and first-time homebuyers. She works primarily in Donelson, East Nashville, and Hermitage, bringing patience, empathy, and a deep understanding of what it's like to navigate a big financial decision on a modest budget.
